Payment Policies
Payment in full is due upon booking. A separate refundable damage deposit is required in the amount of ZAR30,000.00. The damage deposit is payable upon booking. It will be automatically refunded on 7 days after check-out, provided no charges apply.
We have a no-refund policy in the event of cancellation. However, at our discretion, refunds may be considered to the extent canceled dates can be filled at comparable rates. In such cases, a surcharge will apply.

Quiet Hours: Please observe quiet hours after 9 PM and be mindful of noise levels.No Smoking: Smoking is strictly prohibited inside the property and in all common areas.Respect the Neighbours: This is a residential property. Please respect our neighbours and avoid creating disturbances.No Parties or Events: Parties and events are not allowed. Violations may result in eviction without a refund.Rule Violations: Breaking house rules may incur additional fees. Severe breaches can lead to eviction without a refund.Security System: The property uses electronic systems for security and access. The Road is also monitored by security guards 24/7.Loadshedding: Be aware that loadshedding (rolling blackouts) may occur due to a nationwide electricity challenge. Arcadia is fully Solar Powered and in the event of loadshedding, the apartment will be fully functional approx. 1 minute after the blackout)ID Requirement: A valid ID will be required once your booking is confirmed.Noise Policy: Noise pollution is strictly prohibited. Please adhere to quiet hours.Total Occupancy: The number of occupants must not exceed the quoted amount unless agreed upon in advance. We would like to keep the apartment to 8 people and 2 in the loftThe apartment is fully serviced during guests stay which is inclusive in the nightly rate.
